I arrange or provide the following items:
I will schedule an inspector and sewer scope to go through your home to provide information for prospective buyers, and note areas of concern. This will allow buyers to make offers without an inspection contingency and get you the strongest offers possible.
Housecleaning and Window Washing
A really clean home that sparkles creates the best first impression. But after you’ve worked tirelessly on packing and home preparation, the last thing you want to do is a deep cleaning. I make the challenging process of selling a home as easy as possible. I’ll provide a team of cleaning experts to deep clean your home and wash the windows.
Research shows that multiple, high quality photos sell houses. Your home will be photographed by a professional real estate photagrapher using HD technology for our marketing materials and on-line photo gallery.
If there is a need for additional work, we can help with access to our service providers for every aspect of preparing your home for sale. This may be just getting bids or finding a specialized contractor.
Updates and perfect staging don't matter if your home isn’t priced right. My real expertise is helping you set just the right price to bring in buyers and offers. I call it the “exciting price”. I keep an eye on every sale in your neighborhood in the weeks leading up to listing. Using my knowledge of activity and trends, we set your listing price to bring in the maximum selling price.
I will publish your home all over social media and all real estate websites like Redfin, Zillow, Trulia and Realtor.com.
Personal Email to Agents
The morning your home goes on the market, I send a personal email to every single agent in the MLS who has a client looking for a home like yours. This insures they see your home, even if they don’t log onto the MLS. I include photos, information about the home and why this might be the right home for their buyer. I invite them to send their clients to my open houses to save them the time of scheduling a showing, which mean more targeted buyers seeing your home.
Once its time to look at offers, I sort through all offers. I work with every agent to make adjustments so that all terms and contingencies are the best for your situation. I call every lender to review the buyer's financing to make sure the offer you accept closes on time without problems.
Closing Coordination and Communication
After you’ve accepted the best offer, my team manages the closing process so there are no blips or delays. We make sure funds are received on time and coordinate with the buyer’s lender and escrow. I will meet with you weekly so you know what is happening and coming up every step along the way.
Home preparation consultation
I will walk through your home and offer suggestions to ensure your home shows in the most favorable light. This could mean putting things in storage, moving furniture around or minor repair work. We will work together to plan and prioritize the items you would like to complete before we begin marketing your home.
If your home is vacant, I cover staging on a sliding scale.
Creating a positive first impression is critical. We will provide a curb appeal consultation and provide recommendations for your yard or exterior improvements.
3D Virtual Tour
If a 3D virtual tour will help buyers “see” your home more easily, I add a virtual tour when it shows off your house best.
Feature Cards are signs that point out the not so obvious features that a buyer may miss, (i.e., “Don’t miss the pull-out shelves” or “A/C to stay cool in summer”). These not only point out great features, but encourage buyers to spend more time in your home reading them. Research shows that the more time a buyers spends in the home, the more attached they become, and more willing to make an offer.
Preliminary Title Search
I order a pre-title commitment to reduce your risk of any title problems at closing.
I will follow-up with agents who have either shown or previewed your home by calling and/or texting them. This feedback can help us judge our pricing and staging and can help engage agents to bring an offer.
Holding an open house allows any neighbors and prospective buyers to come and look at the home. The open house will be advertised on Redfin, Zillow, the NWMLS and many online websites. I will hold your home open the evening it comes on the market and the first weekend. If you prefer, we can eliminate open houses. They are nice, but not necessary.
